Cox Enterprises is hiring a Facility Maintenance Technician II to assist with the operation of leased or owned structures, other technical sites, and office facilities within an allocated budget. Responsible for daily facility operations and maintenance of various company buildings and properties. Demonstrates a more comprehensive knowledge associated with one or more key building systems and advanced experience/abilities in at least one specific area of facility support (HVAC/Commercial-Backup Power/General Construction/Plumbing/Electrical/Fire Protection). This is a business-critical role that would require the willingness and ability to assist 24/7 with any emergency or event that impacts normal business operations. May assist with building security, energy conservation, company sustainability efforts, reception, company events, mailroom operations, office equipment, and building furnishings procurement and installation. May assist and more directly support leadership with larger and more complex building projects. Oversees the reconfiguring of work areas and workstation furniture based on specific plans provided by our internal space planning team. Oversees the work of company vendors, requests and compiles cost estimates and quotes for vendor work along with an initial review and assessment of these proposals with a preliminary recommendation for leadership. Ensures compliance with all local, state, federal, and OSHA facilities-related regulations.
Primary Responsibilities and Essential Functions

Manage daily work Orders and Preventative maintenance tasks within assigned SLAs.

Provide facility oversight and ongoing Building Inspections to identify and address all building needs.

Ability to review spreadsheets, develop reporting, and communicate within the Microsoft Office suite all identified building needs

Performs electrical work, preventative maintenance of HVAC, plumbing, office furniture repairs/cleaning, office relocations, furniture tear-down/reconstruction, carpentry work, painting, light bulb replacements, mounting bulletin boards, whiteboards, TVs, pictures, etc., and conducts routine inspection of such items.

Performs regulatory inspections on critical equipment and properties and maintains service records of preventative and other maintenance performed on facility subsystems.

Can Perform general maintenance operations for building systems (Commercial power plant Generators, UPS, Fire Detection and Suppression, HVAC, and others)

Operates and adjusts Building Management Systems (BMS) for seasonal and local comfort.

Plan reconfigurations and relocate furniture and office equipment, as well as set up and take down furniture/audio-visual equipment for meetings and special events in-house or at remote locations as required by event planning.

Contacts and communicates with vendors/contractors to solicit cost estimates, references, etc. Compile vendor information with an initial review and assessment with a preliminary recommendation.

Reviews invoices, audits for accuracy, and processes for payment.

Performs building inspections of all market buildings; enters data on checklist and worksheet. Enter work orders into our Integrated Work Management System (IWMS); solicit repair proposals as needed; notify the manager of repairs exceeding the approval threshold.

Works with leaders and contractors to develop project budget and scope as needed or directed

Respond to emergency calls, evaluate damages, and take necessary steps to protect customers, employees, and property. When directed, may assume initial lead role in emergency response.

May assist and support our Technical Facilities Team should any emergency arise at those locations.

Performs ergonomic modifications to furniture/equipment as directed by Safety.

Assumes lead role in facilities maintenance and operations; assists other Facilities personnel as needed.

Collaborates with Facilities leadership to establish CAPEX and OPEX budgets and works with leadership in the management of the OPEX budget.

May assist with the training and development of Facility Team members.

Regularly and frequently use our Integrated Work Management System (IWMS) software to enter, complete, and track work order requests from internal company personnel. Review work order requests daily. Acts on tickets as needed or directed to meet established general company expectations or service level agreements (SLAs).

Observes, reports, and remediates safety matters.

Maintains inventory of supplies and parts, including purchases of small tools and equipment

May perform some minor landscape repairs or adjustments and property clean-up services. (little trash, cigarette butt clean up, remove small broken branches, etc.)

May provide security assistance as needed.

May perform janitorial duties throughout the facilities.

May occasionally be responsible for shipping, receiving, and mail delivery.

May conduct meetings and assist with exceptional event support and planning with respect to facility-related matters.
QUALIFICATIONS
Minimum
-
HS diploma, GED, or relevant work experience, and years of experience in a related field (facilities maintenance or operations) or any level degree/certification beyond an HS diploma/GED in a related discipline; or 5 years experience in a related field (facilities maintenance or operations).

Ability to oversee the building needs at multiple properties.

Requires strong knowledge of building system terms and technology; Microsoft Office applications, i.e., Word and Excel.

Must be able to lift up to 80 pounds

Excellent organizational, prioritization, multi-tasking, math, written, verbal, and collaborative skills to work effectively with teams throughout the organization

Valid local State Drivers’ License with driving record that meets Cox standards
Preferred
-
Technical Certification in one or more related building systems (Commercial power plant Generators, UPS, HVAC, Fire Detection and Suppression, or other controls) is strongly desired.

Prefer certification in operating lifting equipment.

Experience operating commercial chillers, cooling towers, boilers, VFD drives & pumps.
-
Experience operating automated Building Management Systems, including Central Plant, HVAC controls, and automated lighting systems.
Environment and Working Conditions

Works in both office, outdoor environments, warehouse environments and exposure to inclement weather
-
Travel to remote offices involves exposure to traffic situations, including emergency responses both day and night.

Repeated bending, lifting, reaching, sitting, kneeling, pushing, pulling, navigating stairs, standing, and carrying parts, tools and supplies.

May require frequent use of a ladder or stepstool, furniture dolly, hydraulic lift gate, tie-down straps, forklift and scissor lift.

Tools and Equipment

Facility Technicians safeguard, maintain and appropriately use all individual and department-assigned equipment and materials.

Some assigned items include smart phone; desktop or laptop computer, building keys, tools, ladders, carts, etc.
Compensation:
Hourly base pay rate is $19.18 - $28.80/hour. The hourly base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills, and abilities. Position may be eligible for additional compensation that may include commission (annual, monthly, etc.) and/or an incentive program.
Benefits:
Employees are eligible to receive a minimum of sixteen hours of paid time off every month and seven paid holidays throughout the calendar year.
